2010 4th quarter Rapid City Real Estate Market Report

2010 Last quarter home sale stats for Rapid City, South Dakota:

 

Wow.  It’s the middle of January and I got some big time catching up to do!  Not sure what happened…Thanksgiving, Christmas, New Years…

But here we go back making things happen!

I’ve included the market stats showing how homes sold in the Rapid City area for October, November, and December 2010.  Lined them right next to each other so that each column is a month.

This is alot of stinkin’ information all at once.  Here are the notable details, in (of course) my most humble opinoin.

 

  1. Active listings were higher in 2010 than in 2009 across the board.  They did decrease in December – I imagine as people wanted to take their homes off the market during the holidays.
  2. The number of pre-existing sold listings were down 3% on average this last quarter, but the average sold price remained steady, if not inching up a small percentage.  
  3. Days on market (time from putting the home on the market until close) for these existing properties remained boringly similar as well.
  4. New construction has big news as the sale prices went UP 3% on average for the quarter.  Days on market joins the band by being down 14% since last year.  Again, fewer sold listings over the course of the quarter, but the average sold price doesn’t make you feel too bad about that.

Again, steady seems to be my word of the day.  There are some deals out there, but there isn’t too much daylight robbery going on.  Especially if you are selling in the under $200,000 range.  Although homes above the $300,000 mark are getting sold, it is slow going and usually requires some market time before a successful sale.

Looking forward to another great year in 2011.  I’ve heard some positive reports, and Rapid City continues to grow and thrive.
